About Trade Templates Co. — The shop, the operator, the standards

About the shop

A one-person shop that builds the back-office paperwork solo contractors actually need.

Built from research into the trade, not by a marketing agency. Templates designed around how the work really runs — estimating, bidding, change orders, invoicing, marketing — and shipped with disclaimers that don’t pretend to be more than they are.

Trade Templates Co. is a one-person digital-template shop based in Florida. The shop sells editable spreadsheets, contracts, marketing kits, and bookkeeping tools designed for solo contractors and small-trade business owners — the flooring installer bidding a kitchen off his phone, the painter writing a deposit invoice in the truck, the GC trying to keep three change orders straight without an admin assistant. Templates are sold here, on Etsy, and on Payhip.

The shop is run by Demarcus Zwick, sole owner and operator. Everything you see here — the listings, the spreadsheets, the customer service replies — comes through one person. No team, no offshore content farm, no AI-output-with-no-review. The “we” in our policies refers to the business; in practice, you are emailing one person at zwickdemarcus@gmail.com.

Why this shop exists

Solo trades are undertooled because most of what’s on the market doesn’t match how they actually work.

Generic “small business invoice” templates from big-name marketplaces almost always miss the things a flooring installer or remodeler needs in the first five minutes: waste-factor math built in, box-coverage rounding, an excluded-scope section on the proposal, lien-waiver language with disclaimers attached. Most contractors end up rebuilding the same spreadsheet from scratch every year, copy-pasting boilerplate they wrote in 2019, or paying $200+ per month for a software suite they only use one tab of.

This shop is the answer to that gap. Every template here is designed around a specific trade workflow, with the math, the disclaimers, the print layout, and the cross-referenced documents already in place. The goal is for a contractor to download a file, plug in their numbers, and be done — not download a file, spend two hours rebuilding it, and then be done.

“A contractor downloading a $14 lien-waiver pack should not assume it’s a state-statute-compliant waiver. It’s a structured starting point that a $200 attorney consultation can finish. We say that out loud on every legal-form listing.”

What the templates are

22 launch products across four buckets.

As of June 2026, the catalog covers:

  • Estimating spreadsheets — flooring estimate calculator, sq-ft estimator, contractor estimate calculator, bid comparison tools.
  • Job-tracking spreadsheets — job cost tracker, change order log, subcontractor payment tracker, bookkeeping / income-and-expense sheet.
  • Contracts and forms — proposal / bid template, change order form, client intake questionnaire, lien-waiver pack, subcontractor agreement, workmanship warranty, invoice templates.
  • Marketing kits in Canva — social media pack, door-hanger and flyer kit, GBP post pack, review-request card and scripts, branding kit, yard sign and truck decal templates.

Every template is editable. Every estimating spreadsheet is built in standard Excel or Google Sheets functions (no exotic array formulas that break in older versions). Every contract and legal form ships with a prominent disclaimer that says, in plain language, that the template is a starting point, not a substitute for an attorney’s review.

This honesty about limits is the point. There are sellers who will charge $40 for a “complete state-compliant lien waiver” without disclosing that some states require specific statutory language. The Trade Templates Co. version of that listing tells you that up front, says don’t use the template as your only waiver if you work in one of those states, and points you to where to find your state’s official form.

Credentials

What this shop does and doesn’t claim.

Trade Templates Co. is not a law firm and the operator is not an attorney. The shop is not a CPA practice and the operator is not a CPA. The operator is also not a licensed contractor — the templates are designed using publicly available trade research, standard cost-estimating logic, official statutory references, and direct review against how working contractors describe their own workflow. That research is the credential the shop stands on.

Every template is QA’d against real numbers — a three-room flooring job with a 10% waste factor, a change order log with five entries across three categories, a subcontractor invoice with retainage held back. If the math doesn’t reconcile, the file doesn’t ship.

What this means in practice: templates are excellent starting points and a fair amount of the work a small contractor would otherwise pay $40–$120/hour to a bookkeeper or paralegal to assemble. They are not a substitute for an attorney’s review on contracts that go into binding use, or a CPA’s review on tax-affecting line items. The disclaimers on each product spell this out without burying it.

Florida operations, sole proprietor

The business is operated by a sole proprietor in Florida, United States. All digital downloads are delivered via the Etsy and Payhip platforms; no physical inventory ships. Payment processing runs through Etsy’s and Payhip’s built-in processors (the operator never sees card numbers). Customer email runs through MailerLite for opt-in newsletters. Web hosting is on Hostinger, with the site running WordPress. Florida sales tax is collected through the platforms where required.

For correspondence, refund requests, custom-work inquiries, licensing questions, or general questions about a template before you buy it: zwickdemarcus@gmail.com. Replies typically go out within one to two business days.

What’s next

More trades, more documents, through the rest of 2026.

The catalog will keep expanding. Trades next in line for dedicated template kits include painting, tile, drywall, and HVAC. The Etsy and Payhip listings will stay in sync — anything published on one platform mirrors to the other so you can buy through whichever you prefer.
